The Ottawa Community Housing Corp. (OCHC) project at 711 Gladstone Avenue will cost about $35 million to complete, according to Cliff Youdale, the OCHC’s chief executive officer. Youdale said he expects the house to be completed next summer. The house is planned for a small portion of downtown, and it will feature a two-story atrium with two levels of living spaces above the atrium.
The OCHC has not yet determined the number of apartments or how many families are expected to live in the house. The project is in collaboration with developers, but is mostly a private project, with the OCHC paying the cost of the design, construction, engineering, and building permit. The property is zoned for a row of houses on either side of the atrium.
Most of the atrium space is in the basement, which means there will not be a high level of maintenance required. The house has been designed with a double-glazed wall system that maintains the heat while making the home energy efficient. Passive houses generally use a combination of passive ventilation, active condensation, and passive insulation.
